Ground-Up Commercial Construction

Full-scope commercial builds from site preparation through certificate of occupancy. We bring the project management structure that defines all of our work: an on-site superintendent accountable for daily progress, a master schedule built around your occupancy target, and proactive communication at every phase.

Tenant Improvements

Renovating an existing commercial space for a new tenant or a new use. We work within the constraints of the base building while delivering a finished space that meets your operational needs, your timeline, and your budget. From open floor plans to specialized build-outs, we coordinate every trade to keep the project moving.

New office construction from shell condition or complete reconfiguration of an existing layout. Conference rooms, reception areas, workstation zones, server rooms, break areas. We manage the trade coordination, permit inspections, and the finish details so the space is ready for move-in on schedule.

How We Manage Commercial Projects

Commercial work has its own pressures: lease dates that cannot move, landlord requirements, and business owners who need to keep operations running during construction. Our process is built to handle all of it.

Preconstruction and Budgeting

We start with a full scope review of plans, building standards, landlord specifications, and permitting requirements. The budget is built line by line so you see where every dollar goes. If the scope needs adjustment, we run a formal value engineering process with numbered options and real cost impacts.

Scheduling and Coordination

Commercial projects involve coordination with property managers, landlords, adjacent tenants, and inspection agencies. We build the master schedule with all of these variables accounted for, then layer in a milestone calendar tracking material orders, lead times, and delivery windows.

Construction

Your superintendent is on site daily, managing subcontractors from a schedule that adjusts week by week. Budget tracking runs in real time. Weekly OAC meetings keep the full project team aligned on progress, open items, and decisions that need your input. Every meeting is documented.

Turnover

We walk every system, finish, and detail with you before handing over the keys. Punch list items are resolved before occupancy. We review the full project record including final budget reconciliation and closeout documentation. The space is ready for business the day you take possession.

Our commercial projects are located throughout Mercer Island, Bellevue, Kirkland, and the broader Eastside, as well as Seattle neighborhoods including Laurelhurst, Madrona, Magnolia, and Broadmoor. We have also completed work in downtown Seattle.
