Remodels have complexities that new construction does not. You may be living in the home during the work, unforeseen conditions can change the plan, and existing systems need to be matched or upgraded. Our process accounts for all of it.

Assessment and Planning

We assess existing conditions before committing to a scope or number. What is behind the walls matters. We identify potential issues early so your budget and timeline reflect reality. We coordinate with your architect or designer during this phase and document every clarification in writing.

Budgeting and Preconstruction

You receive a line-item budget organized by trade, not a lump sum with vague categories. We walk through every line so you understand what you are paying for. Allowances are identified, and any scope adjustments go through a structured process with numbered options and real cost impacts you approve.

Construction

Your superintendent manages the project on site every day. The budget is tracked in real time, and weekly meetings cover progress, upcoming milestones, and decisions that need your attention. If you are living in the home during renovation, we plan the work to minimize disruption.

Completion

We walk the finished project with you room by room. Every punch list item is resolved before we consider the job complete. We review full budget actuals and closeout documentation, and we provide a warranty on workmanship and materials. The project is done when you are satisfied.
